TL;DR — Ready apartments for sale Limassol buyers who want to skip the construction wait have two left here: Kourion Residences is a completed, move-in-ready residence of twelve apartments in two low-rise blocks (B2 and B3) in Erimi, the village cluster 12 km west of Limassol city centre beside Kolossi, Episkopi and the Kourion archaeological site. Ten of twelve apartments are sold or reserved. The final two are identical 2-bedroom, 2-bathroom apartments of 86.3 m² internal plus a 12 m² covered veranda (98.4 m² total) — B2-103 on the first floor and B2-203 on the second — each with one parking space and a private storage room. Why a completed building in Erimi is worth a second look

Most of what we list in Limassol is off-plan: a reservation now, a building in 2028 or 2029. Kourion Residences is the opposite case — the building is finished, ten of its twelve apartments have found buyers, and the two that remain can be walked through, measured and moved into. For a buyer who wants to buy an apartment in Limassol this winter rather than wait three years, that is the whole argument, and it comes with a second one: the price per square metre in Erimi sits well below the Limassol city benchmark, because Erimi is a village, not a seafront.

Erimi is the Limassol district's western belt — the band of villages between Ypsonas and Episkopi where locals priced out of the city and the British community around the Episkopi and Akrotiri bases have been buying new-build for a decade. It is a real place with a real centre: the Cyprus Wine Museum is in the village, the medieval Kolossi Castle and its sugar mill are two kilometres down the road, the ancient city of Kourion and its Greco-Roman theatre (the project's namesake) sit on the cliff five kilometres west, and Kourion beach below it is one of the island's least-crowded swimming spots. The A6 motorway junction puts Limassol Marina and the old town about twenty minutes away, My Mall at Zakaki ten, the Fasouri citrus groves, Limassol Greens golf course and the Watermania waterpark under ten, and Paphos airport around forty minutes. The Krasochoria wine-village road into the Troodos foothills starts at the village edge.

Limassol apartment prices rose 7.8% year on year in Q2 2026 (Central Bank of Cyprus RPPI), and the district registers around 400 property transfers a month (Department of Lands and Surveys, Apr–Jun 2026). The abuda Pre-Sale Benchmark puts the median asking price for new apartments across our thirteen Limassol projects at €4,550 / m² + VAT in October 2026. Erimi trades at a discount to that figure, which is exactly why a finished two-bedroom here with parking and storage is the kind of unit that clears quickly — ten of twelve already have.

Specification

  • Twelve apartments in two two-storey blocks (B2 and B3); completed and ready to move in
  • Two available, both 2-bedroom, 2-bathroom: B2-103 (first floor) and B2-203 (second floor), 86.3 m² internal + 12 m² covered veranda = 98.4 m² total
  • One parking space and one private storage room per apartment
  • Building mix: 1-bedroom apartments of 48.7 m² (all sold) and 2-bedroom apartments of 76.3–86.3 m² internal
  • Price: developer list price, excluding VAT — on registration; no buyer fee through abuda

Who Kourion Residences is for

  • Buyers who need a home now. A relocation with a start date, a family arriving for the school year, a retiree who has sold abroad — the two remaining apartments can complete and hand over on the normal Cyprus timeline for a finished property, without a construction schedule in between.
  • Primary-residence buyers using the 5% VAT rate. Both units are under 130 m², so an eligible buyer who will live in the apartment pays 5% VAT on the purchase instead of 19% — on an Erimi-priced two-bedroom, a saving that runs well into five figures.
  • Buy-to-let investors who want income from month one. Buy to let Cyprus returns on a finished unit start at handover rather than at delivery in 2029. The tenant pool is local families, base-related personnel and staff of the Ypsonas and Zakaki commercial zones; Cyprus rental yields on the western-Limassol two-bedroom format are supported by low entry prices rather than by resort rents, and since 2026 rental income carries no Special Defence Contribution.
  • First-time buyers in the Limassol district. Two bedrooms, two bathrooms, a veranda, a parking space and a storage room at an Erimi price is the format the local first-home market asks for.
  • Residency buyers. A single apartment may fall below the €300,000 + VAT threshold for buy property Cyprus residency purposes; buyers pursuing permanent residency should ask us about combining units or pairing with a second property.

How does buying a completed apartment in Cyprus differ from buying off-plan?

The main difference is cash timing. On a completed building there is no staged construction payment plan: typically a reservation fee to take the unit off the market, the balance of 30–40% on signing the Contract of Sale, and the remainder on handover — usually weeks, not years, apart. Cyprus banks lend to non-residents at 50–70% loan-to-value and can value a finished unit immediately, which makes financing simpler than on a pre-sale. The legal protections are the same as for any new-build: your lawyer obtains a Land Registry search certificate on the property, checks that the building has (or is in the process of receiving) its final completion certificate and that the separate title deed for the apartment is issued or in progress, confirms there is no mortgage on the land or obtains the lender's waiver, and deposits the Contract of Sale at the District Lands Office under the Specific Performance Law so the apartment cannot be sold twice or re-pledged. Costs: VAT at 19%, or 5% for an eligible primary residence; about 1% legal; no stamp duty beyond the nominal rate; no transfer fees on a VAT-able new build. What the developer's reservation form and purchase agreement actually say is covered clause by clause in Cyprus property reservation agreements explained and the Cyprus contract of sale explained; the full sequence is in the Cyprus Buying Guide.
