The address: the slopes above the five-star coast
Agios Tychonas is where Limassol's luxury market lives — the beach resort strip of the Four Seasons, the Amara and the Parklane, the towers that followed them, and above them the hillside where the city's largest private houses sit. The hill is the point: a villa on the slope looks over the resort roofs to an uninterrupted 180-degree horizon of sea, while remaining five minutes from the beach, ten from the marina and fifteen from the city centre. Limassol apartment prices rose 7.8% year on year in Q2 2026 (Central Bank of Cyprus RPPI); the detached-villa tier above the coast is thinner, more private and historically more stable than the tower market below it — there are simply very few 600 m² plots left with this view.
Montville is a two-villa release in that tier, which makes it the scarcest format abuda lists in Limassol. Buyers comparing it with other villas for sale in Limassol can see the full range on the city page.

Who Montville is for
- Families establishing a primary residence in Cyprus. A five-bedroom, 600 m² house with a wellness floor and a pool, five minutes from international schools and the beach, in the municipality where Limassol's international community lives. Energy A+ keeps a house of this size economical to run.
- Buyers of a trophy second home. Two houses, not twenty: privacy, a gate, and a view that cannot be built out.
- Residency and relocation buyers. A single purchase qualifies for Cyprus permanent residency by investment many times over; combined with the 60-day rule and non-dom status, Cyprus is one of Europe's most efficient bases for a family office or founder.
- Capital-preservation investors. In Limassol, the scarcest asset is a large detached plot with a sea view inside the resort municipality; that scarcity is the investment case.
How do you buy a villa of this value in Cyprus, and what does it cost?
How to buy property in Cyprus at this level follows the same sequence as any new build, with more diligence around the plot. Reservation holds the villa while your independent Cyprus lawyer verifies title to the specific plot, the planning and building permits for the enclave, and — under the 2026 Specific Performance Law — obtains the Land Registry search certificate dated within five working days of signing and, where the land is charged, the developer's bank's written undertaking to release your villa at 95% payment. The Contract of Sale is typically signed at 30–35% paid and deposited at the Land Registry, securing specific-performance rights; instalments follow construction milestones through to Q2 2029. Costs: 19% VAT on a new build (the 5% reduced rate is capped at €475,000 and does not apply); roughly 1% legal fees; no stamp duty since January 2026; no transfer fees on a VAT-paid new build. Annual holding: no immovable property tax; municipal rates; no communal charges beyond the enclave's gate and road. On exit, capital gains tax is 20% on the gain after indexation and allowances; there is no inheritance tax in Cyprus. Structuring — personal versus company ownership, succession, the interaction with German or Israeli tax residency — is where a buyer at this level should take advice before reserving; the framework is in the Cyprus Buying Guide and the diligence list in Cyprus property risks 2026.
Where it fits
In the same municipality: Ridge (nine 3-bed villas, 1,400 m from the shore, from €1,600,000 + VAT) and, on the boulevard, the completed Dream Tower. Villa alternatives elsewhere in Limassol: Limassol Marina (island villas with berths), Limassol Greens and Seaview Heights. For the mountain counterpart at the top of the market: Berengaria. Market context: Limassol vs. Larnaca vs. Berlin.
