Why the mountains, and why now
Cyprus is sold to the world as a coast. Cypriots know it has a second country above 1,000 metres: the Troodos, with the island's pine forests, its wine villages, its Byzantine churches, its only ski slopes on Mount Olympus (1,952 m), and summers ten to twelve degrees cooler than Limassol. For generations Nicosia and Limassol families have kept a house up here for July and August; what the mountains have never had is contemporary, energy-efficient new-build stock designed for year-round use — and that is the gap Blackpine is built into.
Prodromos sits at 1,450 m on the northern ridge of the range, the highest village in the country, 45–50 minutes from the Limassol coast and about an hour from Nicosia and Larnaca airport. The village is also the site of the restoration of the historic Berengaria hotel into a five-star spa resort (Berengaria Residences, released this week), which is doing for Prodromos what a marina does for a coastal town: putting a destination-grade anchor at the centre of the village. Blackpine is the independent, un-serviced option a few minutes away — your own stone-and-timber house, not a resort condo. The listing sits under the Limassol district; buyers comparing mountain and coast can see both on the property for sale Limassol city page.

Who Blackpine is for
- Holiday-home buyers who want the other Cyprus. A summer house where it is 24 °C in August and a winter house where it snows — the one property on the island that works in both seasons the coast does not.
- Coastal owners adding a mountain base. The classic Cypriot pairing: an apartment in Limassol or Larnaca, a chalet in the Troodos. For international owners already on the coast, Blackpine is the second purchase.
- Investors in a niche with almost no new supply. Mountain short-lets in Cyprus run on a different calendar — Easter, the summer heat, the ski weekends, the Nicosia weekend market — and the stock is old village houses. A contemporary, insulated, underfloor-heated chalet is the first of its kind in the segment; Cyprus rental yields here depend on year-round use, which this specification enables. Since 2026, rent carries no Special Defence Contribution.
- Remote workers. Cool air, forest, fibre and a 50-minute drive to the sea; the 60-day tax-residency rule applies in the mountains as on the coast.
- Residency buyers. Every unit clears the €300,000 + VAT threshold for Cyprus permanent residency by investment.
Can a foreigner buy a mountain chalet in Cyprus, and what should they check?
Yes. Buying property in Cyprus as a foreigner is the same in Prodromos as in Limassol: EU citizens buy freely; non-EU citizens buy one residential property with a routine District Officer permit; title is freehold. The off-plan sequence — reservation, independent lawyer, Contract of Sale (typically 30–35%), Land Registry deposit under the 2026 Specific Performance Law (five-day search certificate, bank release at 95%, specific performance), milestone payments to Q4 2028 — is identical. Costs: 19% VAT on a new build (the reduced 5% rate on the first 130 m² applies only to a primary residence priced up to €475,000, which may suit a buyer relocating full-time to a one- or two-bed here); about 1% legal; no stamp duty; no transfer fees. Three mountain-specific points for your lawyer: confirm the building permit covers the full enclave and the access road; confirm snow-load and insulation specifications in the contract (the specification here — thermal glazing, underfloor heating — is written for altitude); and ask about winter road maintenance and the communal budget for it. Step by step in the Cyprus Buying Guide; diligence in Cyprus property risks 2026.
Where it fits
In the same village: Berengaria — the serviced, hotel-integrated alternative with spa, indoor pool and a rental programme, from €619,000 + VAT. Coastal pairings in the Limassol district released this week: Dream Tower (completed sea-view tower), Ridge and Montville. Village-format houses elsewhere in Cyprus at lower entry: Marelia Valley (Paphos) and Countryside II (Famagusta district). The full set of Limassol district new developments is on the city page.
