Drosia: the walkable centre
Drosia is the grid of streets immediately inland from Larnaca's seafront — the quarter of the town's banks, law firms, municipal offices, the Ermou shopping street and Saint Lazarus church, with the Finikoudes promenade at the end of the road. It is the one part of Larnaca where a car is optional, and that has two consequences for a buyer: it commands the most consistent rental demand in the city (people who work in the centre and want to walk), and it has very little land left, so new eight-unit buildings like this one are the supply.
abuda's Larnaca district presale benchmark is a typical €2,300/m²; central walk-to-everything buildings sit toward the top of the €2,200–2,700 range. Buyers can compare the town centre with Aradippou and the seafront on the Larnaca apartments for sale page.

- Second-home buyers who visit often. A lock-up-and-leave two-bed in the centre, ten minutes from the airport.
What are the steps to buy an apartment in Larnaca?
How to buy property in Cyprus in the town centre is no different from anywhere on the island, and it runs in six steps. One, reserve: a modest fee blocks the unit for two to four weeks while diligence runs. Two, appoint an independent Cyprus lawyer — yours, not the seller's. Three, the lawyer checks title, planning and building permits, and obtains the five-day Land Registry search certificate the 2026 rules require. Four, sign the Contract of Sale, typically at 30–35% paid, and deposit it at the Land Registry to secure specific-performance rights. Five, pay the balance in milestone instalments through to Q1 2027. Six, take delivery on the completion certificate; the title deed follows administratively. Costs beyond the price: 19% VAT (5% for a qualifying primary residence), roughly 1% legal, no stamp duty, no transfer fees. Full detail in the Cyprus Buying Guide.
Where it fits
Its sister building, The Central 1, has one unit left. Other Drosia releases: Finix Residence (final two-bed) and Serenity Residences. Town-centre at larger scale: Infinity Central.
